What Is A TIC Investment Property?
TIC is an acronym for tenant-in-common, which has been a common way of holding legal title to real property for centuries. It represents a fractional interest, or co-ownership interest, in real property, especially investment or institutional quality real estate holdings.
Syndicated TIC Investment Offerings
The term TIC investment property today has come to mean a syndicated TIC investment real property offering where a TIC sponsor or syndicator acquires control over a large institutional investment real property and then packages and distributes (sells) the TIC investment property through TIC Brokers to real estate investors.
1031 Exchange Replacement Property Solutions
Real estate investors often acquire TIC investment properties as like-kind replacement properties in order to complete their 1031 exchange transactions. TIC investment programs allow real estate investors to acquire, together with other real estate investors, a larger, potentially more stable, secure and profitable investment real estate asset. TIC investment properties can be acquired with non-1031 exchange funds as well.
